Cash bonus for seniors who right-size to a 3-room or smaller HDB flat and commit to increasing their CPF RA for CPF LIFE payouts. Provides up to $40,000 per household depending on flat type and RA commitment.

Overview

The Silver Housing Bonus (SHB) scheme provides up to $30,000 cash bonus to eligible seniors

who sell their current flat or private property (with Annual Value not exceeding $13,000)

and buy a 3-room or smaller flat,

when they top-up their sales proceeds into their CPF Retirement Account

and join CPF LIFE.

Eligibility details

  • Household: At least one owner is a Singapore Citizen aged 55 or above; gross monthly household income ≤ $14,000.
  • Existing property: HDB flat (met MOP for resale) or private residential property with Annual Value (AV) up to $31,000.
  • Property ownership limits: Must not concurrently own/hold interest in a private residential property, or own/hold interest in more than one non-residential property.
  • Next property: Buying a 3-room (excluding 3-room terrace), 2-room or smaller HDB flat, or a Community Care Apartment.
  • Net sale proceeds: Must be positive after accounting for outstanding loan, purchase price of next flat, resale levy (if applicable), and subsidy recovery (if applicable for Plus/Prime/PLH flats).
  • Transaction timing: Book/buy the next flat before selling the existing property, or within 12 months after completing the sale.
  • SHB commitment: Commit a net increase in CPF RA (capped at $60,000 and by the prevailing Full Retirement Sum) after right-sizing; funds may come from CPF housing refunds.
  • HDB Flat Eligibility: Must meet HDB flat purchase eligibility and hold a valid HFE letter.
  • Application window: SHB application within 1 year from the legal completion date of the second housing transaction; eligibility assessed at point of SHB application.

How to apply

  1. Obtain an HDB Flat Eligibility (HFE) letter and ensure you meet HDB flat purchase conditions. 2) Right-size by selling your existing home and buying a 3-room or smaller HDB flat (including Community Care Apartment), following the required transaction timing (before sale or within 12 months of sale). 3) At the completion appointment of your second housing transaction, HDB will inform you of the SHB application procedure. 4) Within 1 year from the legal completion date of your second transaction, submit your SHB application. 5) Commit the required net increase to your CPF Retirement Account (from CPF housing refunds and/or top-up if needed) and join CPF LIFE to receive the pro-rated cash bonus (up to $40,000, where applicable).
